1. Pleasant Aroma: Nothing can cause a buyer to turn around and walk out of your home more quickly than a bad smell. Make sure if you own a pet you remove all traces of them when showing your house so you do not have them smell the pet before they even get to see your home. As well appeal to their emotions by baking apple pie or chocolate chip cookies just before an open house to trigger a feeling of hominess that will appeal to their sense of well being. You can also simmer some cinnamon sticks, cloves and nutmeg over low heat for an hour or so before a viewing to create a mood of cozy comfort.

2. Noisy Distractions: If you live too close to the highway or are located on a busy street it might be harder to sell your home. Be certain your windows are firmly closed to lessen the noise inside the home. If possible consider playing music quietly just enough to muffle the sounds. Classical or spa music works well as it is less distracting than other types of music and helps people feel calmer as they look through your home.

3. Curb Appeal: Of course sight is the most important part of showing Woodbury real estate and staging is very important. However staging begins with curb appeal. Make sure your lawn and garden are perfectly manicured. Look at your approach and add lovely urns with seasonal plantings be it summer, spring, winter or fall.
